The objective of an inspection is to provide written communication describing the issues discovered from observations made and research conducted by the inspector, which, in the inspector’s opinion, are likely to be of interest to his/her client, and to enhance the client’s information and knowledge about the commercial property to improve decision-making for buying, selling, maintaining or improving the property.

A commercial inspection may differ from a home inspection. It may an inspection of the entire property or of one or more components of the property. The inspector may not have the expertise to formulate an opinion on some of the complex systems involved in a commercial property and may enlist the services of licensed contractors to complete the inspection.

An inspector performing a commercial inspection is not practicing architecture or engineering. This can only be done by professionals in those fields.
